Community Standards

Alcohol: Alcoholic beverages are welcome at your site and in designated areas. Please enjoy responsibly and respect neighboring guests. Public intoxication, excessive noise, or disruptive behavior will not be tolerated.

Smoking: Smoking is prohibited inside all indoor resort facilities, including the bath house, event center, and amenities buildings. Smoking is permitted at your site as long as it does not disturb others. Dispose of cigarette butts properly.

Quiet Hours: Quiet hours are 10:00 PM – 7:00 AM daily. Keep noise to a minimum, including music, TV, and conversations.

Disruptive Behavior: Aggressive, threatening, abusive, or disrespectful behavior toward guests or staff will result in immediate removal.

Children & Safety: Children must be supervised at all times. Fireworks, firearms, and illegal substances are prohibited.

RV Standards, Vehicles & Parking

RV Age & Condition: All RVs must be clean, well‑maintained, and in good working order. RVs older than 10 years may require inspection or management approval. Units showing excessive wear, damage, or neglect may be denied entry.

Vehicle Repairs: Major vehicle repairs are not permitted. Minor repairs may be allowed with management approval.

Parking: Maximum of two vehicles per site unless approved by management. Park only in designated areas. Roads and access lanes must remain clear. Additional visitor parking may be available near the office (not during events).

Golf Carts: Only licensed drivers may operate golf carts. Carts must be insured and display your site number. Speed limit is 10 mph. Golf carts must remain on designated roads and paths.

Site Appearance, Outdoor Items & Deliveries

Site Appearance: Sites must remain tidy and free of clutter. Only outdoor furniture, grills, and tasteful décor are permitted. No storage of appliances, construction materials, or unsightly items. Decorations must not interfere with maintenance or safety.

Outdoor Items: Temporary canopies allowed for daytime use only and must be taken down when not in use. No permanent structures, fencing, or construction without approval.

Personal Items: Keep belongings within your assigned site. Do not block roads, sidewalks, or common areas.

Deliveries & Visitor Hours: Deliveries are not permitted at RV sites. All packages must be delivered to the gate or office. Visitor and delivery hours are 7:00 AM – 10:00 PM.

Wi‑Fi & Communication

Wi‑Fi Usage: Wi‑Fi is provided for guest convenience. Use the network responsibly. Streaming and large downloads may be limited during peak times.

SMS/Texting Policy: Texting is welcome for questions or requests. Response‑only communication. No unsolicited messages. Phone numbers used only for reservation‑related communication. Text responses available 10:00 AM – 7:00 PM. Reply STOP to opt out.

Trash, Waste & Cleanliness

Trash Disposal: All trash must be bagged, tied, and placed in dumpsters. Only household trash permitted. Do not leave trash or food outside your RV.

Prohibited Items: Furniture, mattresses, TVs/electronics, appliances, construction materials, hazardous materials, large boxes (must be broken down).

Cleanliness: Report dumpster overflow issues to the office.

Pet Expectations

General Pet Rules: All pets must be registered. Maximum two pets per site unless approved. Pets must be leashed outside your RV. Immediate cleanup required; $25 fine for uncollected waste. Aggressive or disruptive pets not permitted. Pets not allowed inside indoor amenities unless designated pet‑friendly.

Amenities

Pool: Open 9:00 AM – 9:00 PM. No lifeguard. Children under 14 must be accompanied. No glass, alcohol, or pets in pool area.

Fishing Pond: Catch and release only. Daylight hours. No swimming or boating.

Bath House: Open 24/7. Keep clean. No smoking or pets.

Dog Park: Open sunrise to sunset. Dogs supervised. Clean up required.

Playground: Children supervised. Closes at dusk. No pets, glass, or smoking.

Short‑Term Guest Rules (Under 30 Days)

Site Use: No subletting or sharing sites with non‑registered guests. Outdoor items limited to patio furniture and grills.

Visitors: Must register at office. Park in designated areas. Overnight visitors require approval.

RV Requirements: RV must be in good working order. Units older than 10 years may require approval.

Payments: Payment due at check‑in. No refunds for early departure.

Long‑Term Guest Rules (Over 30 Days)

Site Appearance: Sites must be clean and orderly. Only approved outdoor items allowed. No construction or permanent structures without approval.

Outdoor Items: Outdoor storage must be neat and functional. No unapproved sheds, appliances, or bulk items.

RV Condition: RVs must be clean, in good repair, and road‑ready. Management may conduct inspections.

Payments: Monthly rent due on the 1st. Late fees may apply.

Registration: All residents must be registered. Occupancy changes must be reported.

Visitors: Long‑term guests responsible for visitor conduct. Visitors must follow all rules.

Pets: Same pet rules as above. Excessive noise or aggression results in removal.

Behavior: Respectful conduct required at all times. Repeated violations may result in eviction.

Event Center Rules

General Use: Available for private parties, meetings, and resort functions. Reservations required. All guests must follow resort rules.

Catering: Catering permitted. No open flames or hazardous food preparation. No deep frying.

Cleanup: Hosts responsible for cleanup. Must return space to original condition. Damages billed to responsible party.

Guest Waiver & Liability Release

·         RV64 Resort is not responsible for accidents, injuries, theft, or loss of personal property.

·         Guests assume all risks associated with outdoor activities, amenities, and use of personal equipment.

·         Guests agree to follow all posted rules and staff instructions.

·         RV64 Resort reserves the right to remove any guest who violates resort rules or engages in unsafe behavior.

·         Parents/guardians are fully responsible for supervising children at all times.

·         Guests release RV64 Resort, its owners, and staff from all liability arising from their stay.
